Development & Financing
We start
before the plans.
Most contractors start when you hand them drawings. Five Rivers starts when you have an idea: we find the ground, prove the deal, line up the lender, and then our own crews build it.
Why it matters
Four firms' worth
of work. One phone number.
A typical commercial project passes through a broker, a lender, an architect, and a general contractor before anyone pours concrete. Each one is a handoff, each handoff is a delay, and nobody owns the whole result.
Five Rivers holds a California contractor's license and a California real estate broker's license. We source and negotiate land, run feasibility, package the financing, draw the plans, and build. When the deal changes shape, the same people adjust the site plan, the budget, and the schedule in the same meeting.
The process
From idea
to keys.
-
01 · Find the land
Site sourcing and brokerage
Licensed under DRE No. 02060161 and No. 01460685, we identify and negotiate sites that fit the use: traffic, access, utilities, zoning, and the neighbors who will show up at the hearing. On-market and off-market.
-
02 · Prove the deal
Feasibility and entitlement risk
Before close, we test the site against a real building and a real budget: conceptual site plan, construction cost, entitlement path, and schedule. You know what it will take before you own it.
-
03 · Fund it
Lender procurement
We bring the project to lenders who finance this asset class, package the loan with the budget, schedule, and plan exhibits they expect, and coordinate draws once construction starts.
-
04 · Build it
Handoff into construction
There is no handoff. The feasibility plan becomes the construction documents, the construction documents go to our own crews, and the budget you underwrote is the budget we build to. CSLB No. 1125508.
